Dubai property deliveries to dip in 2025–26, surges forecasted for 2027 (9th June)

Dubai’s property market is expected to slow down in residential unit handovers in 2025 and 2026, falling short of supply forecasts, according to Morgan’s International Realty. Only 62% of the 37,171 expected units for 2025 are projected to be completed, while 48% of the 71,613 units planned for 2026 will likely be delivered. Combined, just 53% of the nearly 109,000 units forecasted over the two years are expected to reach completion. Fitch Ratings reports a similar trend from 2022 to 2024, with a 56% delivery rate attributed to contractor shortages, sales timelines, funding delays, and buyer payment issues. Despite a surge in demand pushing prices and rents to record highs, Dubai recorded 226,000 property transactions worth AED 761 Bn in the past year, a 36% increase in volume and 20% rise in value year-on-year. Key delivery areas for 2025 include Studio City, Sobha Hartland, Jumeirah Village Circle (JVC), Jumeirah Lake Towers (JLT), and Al Furjan. In 2026, deliveries will focus on JVC, Azizi Venice, Damac Lagoons, Business Bay, and Arjan. A significant supply surge is expected in 2027, with about 70k units, nearly double the five-year average, mainly in JVC, Business Bay, Azizi Venice, Dubai Hills Estate, and Creek Harbour. The concentration of supply, especially in JVC, could put downward pressure on prices due to potential oversupply.
